Planning and Zoning

The Planning and Zoning Commission was created by the city to hear all applications for rezoning, land use permits and amendments to the zoning ordinance and to recommend to the mayor and council any action on such applications.

In evaluating the proposed applications, the commission considers the city's Land Use Plan, Zoning Map and Comprehensive Plan. The commission takes into account public input and applicable criteria such as whether traffic created by a proposal would lead to congestion, noise and traffic hazards; whether there is conflict with density patterns in the district and whether the proposed use is compatible with the Future Land Use Map.

Anyone wishing to apply for property change of zoning, special land use permit, annexations and variances must file an application accompanied by the following documents:

  • A legal description of the subject property to be rezoned or to receive a special use permit.
  • A recent letter sized plat showing the dimensions and location of subject property prepared by an engineer, or land surveyor whose state registration is current and valid and whose seal is affixed to that plat.
  • Proof that all city, county, and state ad valorem taxes due on the property have been paid in full.
  • The owner(s) of record must sign the application. If the owner is unable to be present to sign, then his duly authorized agent must present a signed notarized letter of consent before signing the application.

  • Public Hearing

    A public hearing is required before any of the requests may be granted. The zoning board has public hearings Fort Valley City Hall. After hearing each case, the board will make its recommendation for the disposition of that case to Fort Valley's City Council.
